Attention Tenants: Rent Control Established in Ulster County, NY

With the increased amount of gas, products, and possibly rent, residents are questioning when it will end.

In Ulster County, NY a system has been established for tenants to stress less.

Renters are now being protected in this Hudson Valley city. A housing emergency was pronounced in this area.

Tenants in Kingston are the first in upstate New York to experience rent control

The Emergency Tenant Protection Act controls and limits rent increases. At least 1,200 Kingston rental units can increase rent under certain circumstances. This could only happen by the rent guidelines board. However, the mayor of Kingston, Steve Noble, stated that he would sign the resolution into law.

Kingston, NY has been helping residents for years

In 2020, Kingston was the first to adopt rent stabilization. They also adopted a good cause eviction law in January of 2022. This would protect tenants from rent increases.

How does rent control and rent stabilization affect landlords?

I would imagine being a landlord is not an easy job for those who care about their property and tenants. Rent stabilization would limit rent increase. However, this would leave landlords without a say in a lot of the matters.

Rent stabilization, however, restricts rent increases more severely. It can also allow tenants to pass leases to their heirs without landlords having a say in the matter.

Will rent stabilization and rent control be established in other cities within New York?

Some residents are for rent control while others disagree with it. Those who disagree claim that this could prevent landlords from investing in their properties.

Kingston was the first upstate city to put together rent control, it's unknown as of right now if surrounding cities will do the same.
