It's not all doom and gloom for local home buyers in New York, especially for residents in the Hudson Valley.

Just last year New York real estate prices were still intimidating, with one Hudson Valley county in particular seeing staggering price increases. Now, new research shows that some counties are actually seeing homes selling for under list price.

Which Homes Are Selling for Under List Price in New York?

The good news for Hudson Valley real estate buyers (which could also be seen as bad news for sellers) is that three Mid-Hudson Valley counties show up on the top ten list for homes selling under list price.

Home Prices Still Rising in Ulster County, NY

It's interesting to note that while more homes seem to be selling for under asking price, the listing prices themselves have risen, albeit slightly. Ulster County, for instance (which made the "under list price" list) saw a 4.8% price increase over the last 12 months.

Home Prices in Dutchess County, NY

The same is true for Dutchess County, which saw a more-than 5% increase in home prices between January 2024 and January 2025. The silver lining, however, is that while the list prices are increasing, it seems that buyers are still able to pay less.

It should also be noted that while many homes are selling for below list, the actual price drop is not terribly significant. Still, it can be encouraging for prospective home buyers to see the possible end of real estate bidding wars. Check out the list (and where the Hudson Valley counties fall) below.
