A wave of new rent laws have been signed into law in New York State.

Hudson Valley One reports that the major changes to housing laws in New York could affect Hudson Valley tenants. The changes were spearheaded for two years by housing activists in New York City and Upstate New York. The laws either are brand new or strengthen existing laws for renters statewide. They apply to all rental properties.

According to Hudson Valley One, some of the big changes affect security deposits and eviction laws primarily. Under the changes, security deposits are limited to one month's rent. Landlords are also now required to provide a detailed explanation in writing if they choose to not return the security deposit. Tenants can now challenge an eviction by demonstrating that the action was only taken as retaliation for complaints. Landlords are also required to provide 30 days notice if they plan to raise the rent by more than 5% or do not wish to renew the lease.
